Main Focus
The main focus was to rescue this distinctive Grade 2 listed
building and convert it into luxury apartments. The original
tobacco factory building was built in 1950 and ceased cigarette
production in 1986, since when it had fallen into disrepair. The
development brief required conversion into apartments, with as
little change as possible to the external shell.
Challenge
The challenge was to achieve conversion into luxurious private
housing, whilst at the same time tackling the problems of abnormal
noise levels from a nearby dual carriageway and the main east coast
railway line.
Solution
The solution was to construct compartment walls between
individual flats using Gypframe 146mm 'C' Studs clad each side with
a layer of Gyproc Plank and Gyproc SoundBloc, with Isover quilt in
the cavity.
Further insulation for the flats was provided, using Gyproc
TriLine in places where specific acoustic insulation requirements
were identified, thus increasing thermal and sound insulation.The
conversion also called for use of the GypWall RAPID housing partition system to create
individual rooms within the flats and CasoLine MF ceiling to reduce floor to ceiling
heights, where necessary. Gypframe Studs were used to a height of
12 metres in the entrance hall, and also to provide a framework for
a selection of curved walls.
